Second homes
Who it is for: For anyone buying a first home, moving, wanting better terms on an existing mortgage, or buying from outside Spain.
What is worth knowing
01
Fixed, variable or mixed
With a fixed rate the instalment never changes. A variable rate is Euribor plus a margin and is reviewed periodically. A mixed rate starts fixed and later becomes variable.

How we work
Listen
An unhurried conversation about your situation, goals and timing. Most things are decided here.
Analyse
I review what you already have, what it costs and what is missing, and compare it with the market.
Propose
I present the options with pros and cons, in writing and without unnecessary jargon.
Support
I support you through the process and review progress with you when your circumstances change.
What to bring to the meeting
- ID/NIE
- Recent payslips or tax return
- Property details (if you have one)
Watch out for
Compare the APR (TAE), not just the interest rate: it includes fees and the products you are tied to.
Discounts for taking insurance or other products only pay off if they cost less than you save.
Check the early repayment fee: the law sets different maximums for fixed and variable mortgages.
Frequently asked questions
It means moving your mortgage to another lender offering better terms. The new lender handles the paperwork and your current lender may match the offer within a legal deadline. It differs from renegotiation, which changes terms with your own lender.
